Arsenal Club announces 11 player departures ahead of Season 2014/15

Arsenal can confirm that 11 players will be leaving the club when their contracts officially expire on June 30.

Nicklas Bendtner and Ju Young Park come to the end of their contracts, while Kim Kallstrom and Emiliano Viviano’s loan spells are set to conclude.

As already communicated, Bacary Sagna, Lukasz Fabianski and Zak Ansah have completed permanent moves to Manchester City, Swansea City and Charlton Athletic respectively.

 

Meanwhile, academy players Chuks Aneke, Daniel Boateng, Zach Fagan and Leander Siemann also depart having reached the end of their current agreements.

 

Everyone at Arsenal would like to take this opportunity to thank all of these players for their contribution to the club, and to wish them well for the future.

Arsenal to host Palace on opening day of BPL 2014/15

Arsenal’s first game of the 2014/15 Barclays Premier League season is at home to Crystal Palace on Saturday, August 16.

The Gunners then travel to Goodison Park to face Everton, before finishing the month with a trip to newly-promoted Leicester City.

Arsène Wenger’s side host Manchester City on September 13, before taking on Tottenham Hotspur in the first north London derby of the season two weeks later. Seven days after that they face Chelsea at Stamford Bridge.

The Boxing Day fixture will see Arsenal host Queens Park Rangers at Emirates Stadium, before travelling to Southampton on New Year’s Day.

The Gunners are away at Manchester City (January 17) and Tottenham (February 7) at the start of 2015, while April will see them host both Liverpool and Chelsea.

Arsenal finish their campaign with a trip to Old Trafford to take on Manchester United before hosting West Bromwich Albion on the final day.

5 Common HomeLoan Mistakes to Avoid

Taking a home loan? Here are 5 common home loan mistakes that people make especially when they’re applying for it for the very first time. Read on so you can avoid these pitfalls too.

Diving in when you’re not qualified

Banks, by nature, are generally eager to offer home loans to qualified homebuyers. The keyword, though, is “Qualified”. In Malaysia, a qualified home loan applicant generally refers to one with the appropriate Debt Service Ratio (DSR) and has no red marks on the Central Credit Reference Information System (CCRIS) report collated by Bank Negara. If you don’t fit the criteria, they’ll have no problem rejecting your application. So before you apply you’ll want to make sure you’ve done the necessary preparations and are not fighting a lost cause right from the start.

Tips on DSR and CCRIS

• You can easily check your DSR by dividing your total monthly debt / loan commitment (including the loan you plan to take) against your monthly income. Say the bank has a DSR requirement of 50% and your monthly income is RM10,000; you’re considered a qualified candidate if your total loan / debt commitment is RM5,000 or less.
• You can make sure your CCRIS is clean simply by servicing all your existing loans, debts and credit card bills on time.

Going straight for the lowest interest rate and nothing else

You’re going to borrow a big sum of money. Obviously, you’ll sign up with whoever that offers you the lowest interest rate. Right? To a certain extent, it is. Your priority should definitely lies with getting the lowest possible interest rate, but you shouldn’t forget about things like margin of financing, lock-in period, and simple stuffs like making sure a branch is within your vicinity.

Applying with just one bank and telling them so

In Malaysia, it has become a general practice for seasoned homebuyers to “shop around” for the best home loan deals before you commit (NOTE: to find out how, read our guest post with renowned Malaysian property guru Jeffery Lam).  Apply with only one bank, and what you’re really doing is giving yourselves no other options even if the terms offered to you are appallingly bad.

The even worse mistake you could be making is telling a loan officer that “they are the only bank you’re applying with”. It’s pretty much the same as giving them the licence to give you the worst possible rate, because they’d know you have no where else to turn to as the 2-or-3-week deadline you’re usually given by the housing developers runs down.

Not factoring in your home loan costs

Home loan involves fees, charges and even home insurances that may come as a surprise for the inexperienced homebuyers. Some banks absorb part of these charges, whilst others may not. Most homebuyers have limited funds (and hence the need to take a loan), so it is imperative that you understand these charges involved before you commit.

Not reading the terms & conditions

At iMoney, we’ve always emphasised on the need to read all the fine prints for anything that involves money. This goes for your home loan agreement as well. If you don’t have the capacity to do so, make sure you get the loan officer to point out all the things that matter (such as loan amount, interest rate, instalment amount, loan period, margin of finance, lock-in period, early settlement penalty and fees & charges).

The general rule: if it doesn’t appear in your agreement, it doesn’t take effect. Period. So if your home loan shows a lock-in period of 3 years whilst your officer is telling you it’s 1 year, the former wins. All the time.

The G-spot is one of the media's favourite erogenous zones. Its existence has been questioned more times than the Lock Ness Monster and there seems very little consensus about the role and function of this elusive area. Some claim it's an extension of the clitoris. Others claim it's imaginary. However, while scientist's opinions do vary, one thing's for sure. Every woman is different.

Some women have an area a few inches inside their vagina on the upper wall that swells when pressed and stroked, and can give intensely pleasurable sensations. Others find the same area simply gives them the urge to pee when stroked, and some women can't find it at all. Rubbing different parts inside the vagina can cause muscular contractions and some women report that they ejaculate when the area they describe as the G-spot is stimulated.

To find your G-spot, slide a finger inside the vagina then curl the tip as if crooking the finger and beckoning someone. Go slowly and pay attention to the way it feels under your finger: if you find the G-spot, it should swell. Continue to press lightly, using circling motions to explore and you'll soon discover whether you're aroused by G-spot stimulation or not. Dengue Cases In Penang Rises By 177 Per Cent

GEORGE TOWN, June 11 (Bernama) -- Dengue fever cases in Penang rose by 177 percent to 807 cases as at June 7, an increase of 516 cases compared to the 291 cases reported for the corresponding period of last year.

The Chairman of the State Committee for Agriculture, Agro-based Industry, Rural Development and Health, Dr Afif Bahardin said the number of cases was expected to continue to rise following the dry weather and erratic rain lately.

"The dengue trend actually dropped slightly from the 13th week up to the 20th week but rose significantly in the following week until now due to the change in weather," he told reporters, here Wednesday.

He said there were four localities with the highest dengue cases namely Taman Dahlia in Butterworth; Taman Seri Impian, Bukit Mertajam; Jalan Kuantan and Jalan C.Y Choy here.

He said that the district health offices and the local authorities would launch the 'gotong-royong perdana' two weeks before the Muslim month of Ramadan.

PENANG DURIAN FESTIVAL 2014: Tourism Malaysia Penang Targets More Than RM200,000 In Sales From Campaign

 

GEORGE TOWN, June 6 (Bernama) -- The Penang chapter of Tourism Malaysia has set a sales target of more than RM200,000 from its Durian Durian 3.0 "Back by Popular Demand" - Eat As Much As You Can campaign.

 

Its domestic marketing division director, Datuk Musa Yusof said the campaign which kicked off on June 1, would be carried out until the end of next month, offering various durian packages such as Durian Durian 3.0, Durian Farm Stay, Durian Walking Tour, Durian Lovers Experience and Homestay-Durian Orchard Trail.

 

"We are looking at more than RM200,000 this year because the first year when we started this campaign in 2012, it was RM90,000 in terms of durian packages sold. In 2013, it was RM200,000...we are looking for more this year," he said.  

He was speaking to reporters after the launch of the campaign by Penang Tourism and Culture Committee chairman Danny Law Heng Kiang here Friday.

Musa said special durian packages such as the Durian Durian 3.0 - The Return of The King has been developed where durians were sold at RM15 per kilogramme.

He said 10 travel agents from Nanjin in China had partnered with Dragon Air to develop durian tour packages for the Chinese market.
